According to the report, the median sale price for single-family homes fell 1.6% from January to $600,000, while condominiums dropped 4.5% to $534,950. 

While January saw a surge in new listings, February’s listing activity was hampered by snow storms and freezing temperatures. 

 

Since January, new single-family home listings fell 1.7%, while condominium listings dropped 8.7%. Also since January, closed sales of single-family homes fell 20.2%, and condos dropped 11.4%.

According to the report, the upcoming spring weather is expected to turn things around. Along with the decline in median sale prices, sellers will have more more opportunities to list their properties, creating a more active market for buyers

“The decrease in median sales price suggests we’re heading in a positive direction for buyers, and we’re optimistic that with spring around the corner, both buyers and sellers will be well positioned to enter the market,” said Sarah Gustafson, 2025 MAR president and operating principal and broker at Keller Williams Pinnacle Central and MetroWest. “Although inventory remains a challenge, we encourage buyers to remain persistent in their search and sellers to join the market as buyers are active and eager for homeownership.”
