Buyer Agents: The Armageddon That Wasn’t For Boston Condos

Buyer Agents the armageddon that wasn’t. .Before Aug. 17, 2024, when NAR ended the participation rule and implemented buyer agreements, doomsday predictions gripped the real estate industry. 

Some studies suggested buyer agent commissions could be cut by as much as half. The Oppenheim Group’s Jason Oppenheim suggested it could be an “armageddon.” 

But by the numbers, nothing of the sort has materialized

Outside of the RISMedia study cited by Reffkin, other analyses and data points have pointed in the same direction — that there has not been a substantial change in the industry. 

An AccountTECH study found buyer agent commissions dropped 2 percent year-over-year after the changes went into effect, while a Redfin study found buyer agent commissions were unchanged during a similar time frame. 

Anywhere Real Estate, the holding company for brands like Corcoran and Sotheby’s International Realty, reported average commission rates were down a little under 2 percent from 2023 to 2024. 

 

Ford Realty 1% List Commission and 60% Buyer Back Commission 

Apparenlty, my company (Ford Realty Inc) is bucking the trend as were offering a 1% commission listing fee and we’re also provviding a buyer rebate, which would include 60% rebate from our portion of the downtown Boston condo sales commision
