Boston home sales and prices drop in 2025

Median home sale price drops in February, as listings continue to decline

The median home sale price in Massachusetts fell for the fourth month in a row in February as listings continued to drop, according to the Massachusetts Association of Realtors’s February market report. Closed sales also took a hit. 

According to the report, the median sale price for single-family homes fell 1.6% from January to $600,000, while condominiums dropped 4.5% to $534,950. 

While January saw a surge in new listings, February’s listing activity was hampered by snow storms and freezing temperatures.

Since January, new single-family home listings fell 1.7%, while condominium listings dropped 8.7%. Also since January, closed sales of single-family homes fell 20.2%, and condos dropped 11.4%.

According to the report, the upcoming spring weather is expected to turn things around. Along with the decline in median sale prices, sellers will have more more opportunities to list their properties, creating a more active market for buyers

“The decrease in median sales price suggests we’re heading in a positive direction for buyers, and we’re optimistic that with spring around the corner, both buyers and sellers will be well positioned to enter the market,” said Sarah Gustafson, 2025 MAR president and operating principal and broker at Keller Williams Pinnacle Central and MetroWest. “Although inventory remains a challenge, we encourage buyers to remain persistent in their search and sellers to join the market as buyers are active and eager for homeownership.”

The median price for single-family homes in 2007 also declined, falling 4.6 percent from $325,000 in 2006 to $310,000 …

… Condominium sales in 2007 fell 9.7 percent from 30,234 in 2006 to 27,316. During December, sales were down 27 percent from 2,365 in December 2006 to 1,727.

The median price of condos in 2007, when calculated by TWG’s traditional method, fell 2.6 percent from $275,000 in 2006 to $268,000 …

According to The Warren Group, things remained a bit stronger, when it came to sales volume. Prices dropped over 4% for single-family homes and around 1.4% for condos.
