Boston condo buyers: What are you going to do?
I was asked by a potential Boston condo buyer: Do you think sellers will lower asking prices anytime soon? I don’t have a crystal ball, but here are my thoughts. I see the Boston condo for sale market will coast through the rest of the summer, and then pick up during the Fall selling season when both buyers and sellers decide to quit dancing around and just go for it (after they see others doing it too).
Boston condo future mortgage rates
The big unknowns, how aggressive will the Fed be on its war against inflation? Will they be too aggressive which could lead us into a Recession.
Boston condo sales inventory
Will there be a big surge of listings that weren’t selling during the summer, if so, then we’d know for sure that the local market is in trouble for sellers. But remember, Boston condo sellers were spoiled by the super-frenzy conditions last year where everything was selling right away that we forgot what it’s like during a balanced market
Boston condo luxury market
With most downtown listings in areas like; Back Bay, Beacon Hill and Seaport District the listing prices are outside the price range of most first-time condo buyers, Thus we’ve been very dependent upon the affluent buyers for a while now – the people who are less sensitive to mortgage-rate fluctuations. The real problem is that you have never gotten so little for your money as you get today. If anyone can find a way to move up in price to buy a better home, it’s the affluent buyers!
