The average monthly rent for a Boston apartment hit $3,667 last week, but that doesn’t mean all renters have to pay top dollar to live in Beantown. Here’s a roundup of the best affordable Boston neighborhoods for renters as of early 2025, according to a report from RentCafe.

Hyde Park

With an average monthly rent of $2,558 for an apartment, Hyde Park takes the top spot. Its parks, including Stony Brook Reservation, allow residents to enjoy nature without sacrificing proximity to the city. Located in south Boston, the neighborhood offers residents access to downtown via public transit like bus lines and the MBTA’s commuter rail.

“I love Hyde Park,” one resident told Niche. “It is close to the major areas yet still [has] some distance. I love how easy it is to commute anywhere. I love the local business and schools. Being a mother of two, I have good options.”

Mattapan

Another budget friendly option is Mattapan, where the average monthly rent costs $2,618. Residents enjoy this area’s diverse community and green spaces, along with more affordable rent, RentCafe said.

“I love the diversity and vibrant atmosphere with plenty of local events and authentic Caribbean cuisine,” said one Mattapan resident. “The community was tight-knit, and I appreciated the convenience of nearby parks and transportation.”

West Roxbury

Residents pay an average monthly rent of $2,670 to live in West Roxbury, a quiet neighborhood southwest of downtown. The area offers a slower pace of life for renters seeking a residential feel.

“A very safe, green and residential town,” a 20-year West Roxbury resident said. “Lots of nice parks and tree lined streets. Pedestrian walks are wide and very well paved. People are nice and friendly. Great schools. I love this town I call home very much.”

Roslindale

With an average monthly rent of $3,142, Roslindale ranked fourth on RentCafe’s list. The neighborhood features attractions like Arnold Arboretum and a popular farmer’s market.

“One of the highlights for me has been the strong sense of community,” a resident reported. “It’s a mix of residential comfort and community vibes, with parks, local shops and easy access to downtown Boston.”

Jamaica Plain

This neighborhood may be pricier than others on the list, with an average monthly rent of $3,328, but Jamaica Plain offers a unique, artistic culture many renters appreciate.

“JP is such a lively community,” a resident said. “Very walkable and bikeable. Buses and trains [are] accessible. A handful of really good restaurants.”
