Boston 2021 Top 10 for highest apartment rents
Which city in Massachusetts has the most expensive rent?
Renting in Cambridge will cost you a pretty penny. Rents there are the most expensive in the state, while further north, rents are growing the fastest in Lawrence, according to Zumper’s Boston Metro Area Report, which analyzed 15 cities across the Commonwealth to find the most- and least-expensive locations, as well as those with the fastest-growing rents.
In Cambridge, a typical one-bedroom apartment goes for $2,580, followed by Boston, at $2,410, and Brookline, at $2,200.
Five North Shore communities had the least-expensive rents, with Haverhill being the most affordable, with the typical one-bedroom priced at $1,420 per month, followed by Salem and Malden, which both have rents at $1,670, and Medford and Beverly, with rents at $1,730.
Lawrence had the fastest-growing rent, with an 18.7% annual increase. It was followed by Melrose, where rents grew 12.2%, and Cambridge, where they increased 9.3% from last year.
Three North Shore communities had the largest declines in rent year over year. Rents in Medford fell 12.2%, Beverly’s rents were down 10.4%, and rents in Malden declined 7.2%.

A new report from Zumper shows that Boston still remains one of the highest places to rent an apartment in the country.
This will be no surprise to Boston condos renters who have seen a steady increase in rent for over a decade. Presently, the average rent for a one bedroom in the city of Boston is $2,270 per month, up 1% in the last 12 months. The average price for a two bedroom was $2,700.00 per month up 4% annually.
As the chart below shows San Francisco and NYC were in the top tier of cities with rents for a one bedroom averaging $3,000 per month. San Jose rounded off the top three with an average rent of $2,460 per month.
