My prediction for Back Bay condos in the $1M – $1.5M range is that we’ll be seeing less overbidding in 2018 compared to 2017, but the gap will continue to narrow between list and sale price of the Boston luxury condo market.

I’m predicting Boston luxury condo sellers in highly desirable neighborhoods, Back Bay, Beacon Hill and Midtown/Downtown Boston that are near popular retail areas and transportation will continue to be brisk. But the majority of sellers will be wise to expect values within comp ranges, and set their list prices closer to the likely values, more so in 2018 compared to 2017 where overbidding was abound.
