Needed: two bedroom, 750+ square foot condo in South End, under $600,000
I know I already wrote about this, but I have to say it again, inventory is tight.
Yesterday, I was out with a client looking in the South End for a two-bedroom, 750+ square foot condo, under $600,000.
There are eleven on the market.
ELEVEN!
Five of these are on Massachusetts Avenue, which is less than desirable to many people (several are basement-level, which are even less desirable to many people).
The remaining units include:
* Worcester Street, $599,000, 890+/- square feet (possibility)
* Worcester Street, $479,000, 945+/- square feet (priced appropriately, not great quality, would make a good rental, currently gets $3,250 a month)
* West Brookline Street, $599,900, 960+/- square feet (possibility)
And, three brand-new units, all on Harrison Ave next to Boston Medical Center and the Cathedral housing project.
* Artblock, $599,000, 1225+/- square feet
* 700 Harrison, $549,000, 1041+/- square feet
* 700 Harrison, $599,000, 1229+/- square feet
These units suffer only from being further south than people would prefer. The Artblock unit is street-level, and on the corner, which would intimidate some people. The 700 Harrison units are laid-out well, spacious, nice appliances, and good light and views. These two units don’t have the same finishes and appliances as the higher-priced units, but still have value. These three units are in new buildings, so the condo fees are higher than what you’d see in the traditional South End Victorian-era bow-front.
What I’m getting at, though, is that there is just nothing out there for people to buy.
If you have a two-bedroom home in the South End that has been recently updated and is on a good side street convenient to shops and the Back Bay, I’d say you can name your price, as long as it’s under $600,000.
