Housing expert: US housing market has hit rock bottom

Housing expert and economist Karl “Chip” Case says the US real estate market looks close to its bottom and could rebound within 90 days.

He bases his opinion on the fact that new housing starts have dropped under the 1 million (annualized) rate, for the first time. In previous downturns, the market began to rebound when it hit this benchmark.

A caveat, however.

“Anybody who tells you they know when the housing market will bottom is delusional, but anybody who denies there are some positives out there that could make the housing market bottom fairly soon is equally delusional …”

    I think he’s dreaming. There is so much inventory and so many more mortgages to reset. We are headed down for a while to come.

    Me too. I follow a number of real estate markets besides downtown Boston. I’m seeing falling volume and inventories bloating in these other markets. Sellers are also giving up after failing to sell their properties. The high-end properties in these areas are typically purchased as second homes by people from NYC and Boston.

    Ironically, average asking prices continue to go up as average selling prices tumble and inventory increase.

    There is that whole loan availability thing compounded by the fact that interest rates are creeping up. Wait til they want the 20% down payment thing again, then things will get fun.

    I’m not sure I agree with the terms of service…they seem a bit harsh.

    There ain’t no bottom to be hit in downtown Boston since prices never went down. Still going up in fact. Seems weird to ask, but when will prices in Boston hit the TOP?
