Daily Hot Sheet, 3/19/2008

So, about this. MLSPIN is great about tracking activity. However, it seems as listings show up as “NEW” and all the other headings, for longer than 24-hours. I’ll have to do a little bit of research on this.

The “SOLD” listings are easy to determine - I just cross out the ones that have already appeared.

Basically, I’m saying that I’m not sure if I’m double counting the other activity. Will get back to you on that.

**** The gutsiest move of the day (month, year) is what’s going on at Audubon Park. Two units went under agreement during the past twenty-four hours; this was encouraging enough that they have increased the price on a handful of the remaining units! I SAID, INCREASED!

Here is the condominiums and single-family homes activity for the past twenty-four hours, within “Boston Proper”, meaning South End, Back Bay, Beacon Hill, Midtown, North End, Waterfront, Leather District, Ladder District, Seaport District (their terminology, not mine), Chinatown, The West End, and The Fenway.

New listings: 15
Under agreements: 12
Price changes: 21
Extended/Reactivated: 7
Back on market: 1
Canceled, withdrawn, expired: 6
Closed: 4
Total, on market: 846

Here are details on the closed properties (public information, available through the Suffolk County Registry of Deeds):

7 Hereford St, #3: Back Bay, 3 room, 1 bed, 1 bath, $304,000
43 Irving #1: Beacon Hill, 4 room, 2 bed, 1 bath, $385,000
189 Warren Avenue, #3: South End, 3 room, 2 bed, 1 bath, $443,500
380 Columbus Ave, #4: South End, 5 room, 2 bed, 1 bath, $525,000

We are working on a deal at Audubon right now. Been over there a few times the last few days. I like that project/location. Great developer (Bob Fox) always turns out a great product.
