My name is John A Keith. I am a real estate broker in Boston. Along with my team of agents, I help buyers and sellers of homes throughout Boston, including the South End, Back Bay, and Beacon Hill neighborhoods.

Developing … Whole Foods on Harrison Ave

I hope they make the aisles wide enough for double-strollers!

Regarding the rumor that Whole Foods is being courted to open a South End supermarket:

From a reader:

If the rumor were true, it might be this building shell between 520 and 560 Harrison.

My wife heard through the grapevine that Mario Nicosia is trying to get Whole Foods to come to the South End and I believe this is one of his properties.

The building is currently not in use. The parking lot in front is used on weekends during the summer as home to the “SoWa Market” flea market, or whatever it’s called.

Not enough of a market for that, IMHO. Sure, the Glob tells the world that the area is full of richies willing to feed their kids organics, but I doubt the area could sustain the market.

If it could draw Back Bay clientele, it might work. But there’s the Cambridge Street store for that, and an evening walk to Beacon Hill seems a lot, well, to be blunt, safer.

Ahhh…
A good idea.
The main advantage of this location is PARKING!
That is one thing the present location in the Fenway doesn’t have.. or any spot on Beacon Hill, for that matter.
Plus, it is right off of the expressway, so access would be fairly easy if they had an entrance on Albany St.
Let alone that any signage would be visible to the entire 93 commute.

I heard they were moving to the jesuit’s church of the imaculate conception on Shawmut Ave. Last week office supplies were being removed and the for sale sign has been down for a while.

I don’t know what I meant.

So which building do you mean? The one near BUMC on Harrison or do you actually mean the Catholic church on Shawmut, the one that was threatened with closure, for at least two years, by the Archdiocese?

I can’t imagine that a supermarket would be moving into a church … and that it could do so, without getting permits, etc.

Several sources have told me this is a done deal, opening spring/summer 2009. I’ve begun discreetly advising my sellers nearby to the location to consider increasing their asking prices by $50-$100/sqft. Can you imagine what this is going to do to values in SoWa??

Less substantiated rumor has The Gap opening in Mike’s Movies location on Tremont. Anyone else heard this?

I think you be surprised how any community would embrace a company like this. The fact the farmers market is in parking lot shows they want local and fresh produce.

Anymore news on this?? I would certainly welcome the addition of Whole Foods to the neighborhood but would be concerned about losing the Sowa Outdoor market. The location is prime for easy on/off access to 93, 90, South Boston, etc. as well if you have a car.

No updates that I’ve heard of.

The building people seem to be focusing on is at the other end of Harrison Ave, near the Boston Medical Center, so the outdoor market shouldn’t be affected. Plus, is there really any overlap?

I know - with certainty - that Whole Foods is not coming to Harrison St and that the real estate agent that initiated the rumor was asked to retract it.

Despite some occassional repairs and rehabs, the “Three Sisters” (Frederick Douglass, Washington Manor and Hampton House) are really out of date and are an embarrassment to the BHA. What they should do is build a new facility in a fresh location that the residents can be moved to and then let private firms redevelop the sisters locations. One of those would be a perfect spot for a Wholefoods with an underground parking garage. Then maybe we wouldn’t have cars piled up in the middle of Tremont every weekend.
