The 1850 schedules first open houses, this Saturday & Sunday

the 1850 south end loftThe 1850 is a condo conversion of an historic building in Boston’s South End.

The building has been broken up into 60 unique and interesting spaces.

Pricing is attractive to first-time homebuyers and anyone else looking to get into the downtown Boston market.

The lowest-priced unit currently listed in MLS is Unit #212, listed at $326,000, which is a 755+/- square foot loft space, open floor plan, on the second floor. There are several units in the low-to-mid $300,000’s range. The most expensive unit currently listed in MLS is Unit #508, listed at $599,000, which is a 1058+/- square foot loft space, with unique layout including space that I believe was once one of the building’s stairwells.

Many of the units have distinct layouts and retain some of the original brickwork. Units include stainless steel appliances, maple cabinets, granite counter tops, and washer/dryer hook-ups. Onsite parking is available.

The development’s first open houses are this Saturday & Sunday, March 1 & 2, from 11:00 AM - 3:00 PM, each day.

Do any of the units on the back side of the building have views? Can units be combined? What’s the parking situation at the building?

The parking is surface parking on the lot next to the building where they had originally planned a second building. If they build the second building, then the parking will be below the new building (and, you’ll lose your views from the back).

The surrounding buildings are low, so if you are high enough, you have Back Bay views. One of the neighbors is the water treatment plant, so that’s probably not going anywhere; if you have that view, it’s a good one, of the Back Bay and Financial District.

Don’t know about combining; I assume so?

    Thanks for the quick answers.

I just went to the 1850 Web site. What’s with the obnoxious music? It seems to be a trend in South End condo Web sites. Very distracting. And their mascot needs a haircut…….

Here’s how to do a real estate Web site correctly:

The product is a place to live. Not a “lifestyle”.

I love the style – exposed beams and brick walls with large windows and modern amenities. Lovely. It’s also nice to see older buildings with history and character being revived rather than torn down. It’s a nice compromise for those who want a newer home but not new construction. And buildings from the 1800s – they simply don’t make new construction like that anymore. That building will last forever.

I’d wait it out on this one…..the project took forever, w/ various brokers and builders, and it’s only a matter of time before they start dropping price. The developer started behind the 8-ball when they overpaid for the building, then over-built. While it is an interesting project, the pricing I have heard is much too high for the location, amenities, etc. Wait it out, this one’s going to sit for awhile.

I just put a deposit down on 800sf of history. Great kitchen, awesome brick walls and stained concrete floor. Love the roll floor in the hallways.
