What should I be?

Here’s a fun game.

I’ll post a photo and description of a commercial or retail property.

Then, we all try to think of interesting uses for it.

First up, in the hot new HaWa District (er, maybe I have that wrong?):

Development potential. Five-story brick industrial building built in 1916. Former Jordan Marsh Co horse stable. Great location in the SoWa (South of Washington) District, in the South End, with easy access to major highways and minutes to downtown Boston. Near art galleries, great restaurants, and new condo developments. Ten-car parking existing on the first floor with potential for more. Freight elevator.

So, what do you think? What should we do with this property? If you know the location, you know it’s near 485 Harrison, Rollins Square and Laconia Lofts, near Bernard Toale Gallery and the Boston Sports Club. Very exciting neighborhood, with lots of potential for future growth.

    Obviously the building should be

    converted to loft condos. How many square feet of space are in the building? What’s the asking

    price? Can a penthouse floor be added to the building?

    It’s 19,000 sf, according to the listing, priced at $12

    million.

    Getting an additional floor put on might be possible; I think 485 Harrison next

    door is a floor higher, although that might just be their HVAC unit.

    Make it a club that serves $15

    martinis and $1.50 PBRs. Remember the Tar bar? Hood needs more places like that. You know,

    bridge the gap between old and new.

    Are you

    sure about the $12 million price? That works out to $631 per square foot for industrial space.

    Something is not right. The penthouses at 495 Harrison next door just sold for around $200 per

    square foot for raw space.

    Retail on the first floor is a good idea, but is another

    supermarket needed in the area? There are already 3 within a couple of blocks.

    The property address is 477

    Harrison. According to property tax records the building is on lot slight less than 10,000 sq feet

    and is assessed by the city of Boston at $1.6 million. No building size is given in the property

    tax records, but 4 or 5 floor building on 10,000 sq. foot lot should be larger than 19,000 I

    believe.

    Check with the agent. It is definitely on for $12 mil, but the

    square footage may be wrong. The description was weird: the 19000 may only be what they are using

    for cars.

    From the description, the building is set up for parking. Make

    it condos, I love coddos with enclosed parking!

    suggest it be made into a massive multi-story laser tag battleground. THINK OF THE POSSIBILITIES

    It should be…..priced lower! At $12M, it will not be anything for quite

    awhile. Seriously, you only have to look right next door to see what happens when developer’s

    grossly over-pay for a building.

    Yeah, no more condos. I would like to see a building like this converted into small workshops for

    woodworking, metalwork, whatever. Rent it out.

    I just bought a project car. I really wish I

    could rent one enclosed space with power so I could work on it.

    Is this building too close

    to downtown for this kind of project? Maybe.

    I

    like the idea of a “works” project, where a craftsman could work and park, in one place. However,

    it’s probably not the “best and highest” use for such a place, based on its location. The area is

    rapidly becoming residential (or, should I say, returning to residential). Condos, retail, or a

    mix, might be the only alternative.

    Anonymous guy, I love hearing about project cars…what are you working on? I had an ‘87 Porsche

    944 that I played around with then couple years ago bought a MAZDASPEED Protege and did the import

    tuner thing.
