Boston condo sales slow in April

Everyone seems to be releasing April sales data, today, so here’s my entry on the subject.

Data is from MLS PIN.

# of condo sales, April, 2005: 411
# of condo sales, April, 2006: 307

Days on market, April, 2005: 74
Days on market, April, 2006: 100

Average sales price, April, 2005: $444,216
Average sales price, April, 2006: $398,190 (does NOT mean prices have dropped)

Median sales price, April, 2005: $339,000
Median sales price, April, 2006: $339,900 (yes, really)

Lowest price, highest price, April, 2005: $98,925, $3,800,000
Lowest price, highest price, April, 2006: $95,000, $1,675,000 (not a very accurate comparison, so don’t think prices have dropped 50%)
